The short version
The whole model in one sentence: you rent a place long term, you get the owner's written okay to host it on Airbnb, and you keep the difference between the rent you pay and what guests pay you. That's rental arbitrage. You never buy the building, so there's no mortgage and no down payment.
Four walls don't make money though. A place people screenshot, priced by software that moves your rates every night, with guest messages and cleaners running on autopilot, does. That's the part almost nobody teaches properly, and it's the reason most people's first unit sits half empty.
Hot take: getting the property is the boring part. Anyone can sign a lease. The money is in the design and the systems you build on top of it, and that's where we spend most of our time together.

Start at Level 3 and go. Plenty of women come in with a lease already signed, or a long-term rental they want to convert.

Roughly $10,000 to furnish and launch the unit, and Level 1 is entirely about getting that from 0% business credit, meaning cards and credit lines in your business name with no interest for the first year or so. You do not need $50,000 sitting in a bank account. That's the most expensive myth in this whole space and it keeps really capable women on the sidelines.

The moment you run this as a real business, ordinary business expenses become deductible: the furniture, the linens, the software, the cleaning, the utilities, part of your phone and internet, and the travel when you go set up or check on a unit. Furnishing costs in particular can often be written off much faster than people expect instead of stretched out over years. Short-term rentals also sit in their own corner of the tax code, treated differently from long-term rentals, which is exactly why so many high earners chase them on purpose. One honest caveat: with arbitrage you're leasing rather than buying, so the big depreciation strategies people post about apply to units you own. The expense side still very much applies to you. Level 1 sets up the entity, the EIN and a separate business bank account so your books are clean from day one, because none of the deductions work if the paperwork doesn't.
